We use publicly available HDB resale transaction data from data.gov.sg, which is published by the Housing & Development Board. This data is updated regularly and includes all completed resale transactions.
Flats with remaining leases below 60 years may face reduced bank loan amounts. Below 40 years, many banks won't grant loans at all. This reduces the buyer pool and suppresses prices. As a rule of thumb, flats with 70+ years remaining lease hold value best.
